Tracking every house you find online can be exciting and fun, but it can be disappointing if you don’t know your budget or the type of financing you qualify for.

A lender will verify all of the financial information provided (checking credit scores, verifying employment information, taxes, W2’s and calculating DTIs, etc.). The lender will pre-approve you for a certain amount. To avoid problems, do NOT acquire any new debts, such as finance a new car. First-time homebuyers have a wide variety of options to help them get into a home— such as Federal Housing Authority (FHA)-backed mortgages, and those geared especially to novices. Many first-time homebuyer programs offer minimum down payments as low as 3% to 5% (vs. the standard 20%), and a few require no down payment at all. We’ll help you find the best financing you can qualify for.

Consider the type of neighborhood you want, how far you’re willing to commute

We know it’s all about location, location, and location, it will be very important since it will determine the school your kids will attend, the distance you’ll travel for groceries, and even where you’ll be socializing.  Before we begin the search, list some must-haves features, such as the number of bedrooms, baths, number of stories, yard size, age and home type. Once we know what you’re looking for, we’ll provide homes via email for you to review then decide on the ones you like to view- We’ll set up the appointments and go with you to view them until one is decided on… 

make an offer / get an inspection

Once we've found a house you like, we’ll make an offer, you’ll review, and sign it. We’ll help you familiarize with the process, so you know what to expect. A home inspection is highly recommended, home inspectors help identify any underlying issues your home may have—such as problems with the foundation or electrical system and such. Getting an inspection before closing can help you decide if the home is for you. Not to worry, we’ll guide you every step of the way and inform you of all actions needed to close the deal.

Closing basically involves signing a ton of paperwork in a very short time with a Notary Public
Once your offer is received and accepted by the seller with the final negotiated terms, including contingency timelines, and final sale price, we are ready to go into Escrow. Often time, a buyer’s loan approval is often the closing part that takes the longest, be patient and in the meanwhile we’ll work on completing the following with you: 
Make your good faith deposit (required to open Escrow, Normally $3000-5000) 
Review the preliminary report
Hire a home inspector
Renegotiate offer terms, if needed such as repairs or price adjustment
Complete a final walk-through of the property
If everything is to your satisfaction, we’re ready to close
Receive keys
