Want to know what to expect when selling your home? We believe in keeping our sellers informed each step of the way. Selling can be tough, sometimes overwhelming, even. The home sale process involves a long list of steps, and your execution of each will impact your final Sale price so, preparation is an important key to most successful home sale.

Selling your first home is hard. Not only is your home your biggest asset, but you’ve surely made lots of fond memories there, we understand it could be an emotional process and that’s why we will guide you through the process, looking out for your best interest at all times. We’ll advise you on staging, home improvements, pricing, negotiation, closing, and every other aspect of your sale.

1. One of the first (and most important) steps to getting your home ready for sale is decluttering, yes, that’s right, decluttering! This includes both the back and front yard.  Decluttering is a sizable project, BUT you’ll reap the rewards of your effort.

2. Most buyers want to schedule showings on weekends and after 5 pm weekdays — sometimes at a moment’s notice
. We’ll need to accommodate home showings — You’ll need to keep your home in show-ready condition in case of a last-minute appointment.
3. Once you accept and offer and negotiated the terms of your purchase agreement, including contingency timelines.  A buyer’s loan approval is often the closing part that takes the longest, at times, up to 45 days.  Meanwhile both seller/s and buyer/s can work on completing the following: Beginning with,

- Opening escrow
- Review the preliminary report
- Work with the title rep to review and clear any    title issues
- Hire a home inspector
- Complete necessary repairs
- Schedule time for the appraisal
- Renegotiate offer terms, if needed
- Pay off any debts on the property
- Complete a final walk-through of the property
- Hand over the keys to the new owner

4. Timing your move can be tricky — plan ahead.  if you need interim housing, a specific closing date, or a seller rent back, we’ll arrange it ahead of time.

5. A great agent will be at your side through thick and thin. We will help evaluate each buyer’s financial strength and offer terms like contingencies and rent backs, this will help determine a successful close. Once we have a good understanding of your home’s attributes, we’ll provide a Comparative Market Analysis (CMA) which is a report that helps determine what your home is worth by comparing it to similar homes that have recently sold in your neighborhood. We’ll evaluated the CMA alongside your personal objectives for selling your home. We will then provide you with a suggested pricing report for review and discussion.

We’ll list your home on your local MLS, plus Zillow, Trulia, Redfin, Realtor.com and all other major real estate search websites and hold open house for maximum exposure including a good listing description of your home and professional photos. negotiating & offer acceptance

You’ll be informed about all offers coming in. We’ll handle all negotiations between you and the buyer like counter offers and contingencies, we’ll guide you through actions that need to be taken to close the deal, like signing paperwork and arranging inspections and appraisals

contract to closing

After negotiations and an offer is accepted from a buyer. Congratulations! Your closing agent (Escrow) will order a title search, which is a review of public records to make sure you’re the legal owner of your property. If there are any claims or judgments against the property, the title search should uncover them. These issues must be resolved for the sale to move forward. You’ll need to disclose and take care of any repairs your aware of before the home inspection to avoid any potential issues.  A buyer’s full loan approval is often the closing part that takes the longest, up to 45 days long. Timing your move can be tricky — plan ahead. If you need interim housing, a specific closing date, or a seller rent back, we’ll arrange it ahead of time. The final walkthrough is part of the closing and should confirm your personal items have been moved out and the home is clean and ready for the grand finale  which is handing keys over to the buyer/s once recording is confirmed!
